SOLAR in RIBERA-SALINAS

CORNELLÀ DE LLOBREGAT

Ribera-Salinas is the last undeveloped sector of Cornellà de Llobregat. A territory of 539,814 m2, limited by Avenida Barcelona and the Cinturón Litoral, between the current sports field -where the Ribera-Serrallo sector begins- and the vertical of Can Suris, a sector divided by the Sant Boi road beyond the roundabout at the entrance to the current urban center.


A territory that is equivalent to 7.8% of the total of Cornellà, a sector of similar extension to that of the Central District.

A plan has been prepared for the area: make a large residential area that encourages real estate investment and satisfies the increased demand for land for housing.

In this sense, there are some measures in urban matters with the aim of promoting the construction of officially protected housing in this area called "strategic residential area" (ARE)

The Urban Master Plan (PDU) of the Ribera-Salinas sector with the aim of developing a residential and tertiary land area provides that 12.65% of the land is for private use, where 2,497 flats are built. This privatization is compensated by the forecast that 80% of the flats are of official protection and the rest of 20% are free dwellings. The residential area would be 74% of the private land and the remaining 26% is used for services and economic activities.
The real estate sector orders with a road system that occupies 23% of the area and that has two main axes:

-An urban round of supralocal character, which will start from a roundabout of 100 m. in diameter located about 50 meters from the current one that is touching the waters and that, describing a curve, would look for the parallel of the patrol belt. This road would mark the limit of the new residential and service area, so beyond the road and up to the coastal ring road it would be a green area of 34,457 m2, although due to its configuration parallel to the ring road it would become a protection zone.
